Contractor recommends replacing roof

When our husband and I first bought our home, we knew there were some troubles with the roof.

The roof had obviously been patched several times and there was an spine-chilling number of layers of shingles. Although we realized that tearing the roof genuinely off and installing current was necessary, we held off for as long as possible… Both of us had other priorities. There were troubles with the amount, pressure and cleanliness of our water supply. The pipes leaked and tended to clog. The oil furnace, central cooling system and HVAC duct were in such poor shape that we were reluctant to start them up. Both of us hired a local Heating and A/C contractor who was able to restore the duct idea with thorough cleaning and sealing procedures. The cooling system and oil furnace needed to be replaced to more current systems. Both of us were looking at a immense investment and not even considering attacking the roof as well, however, the Heating and A/C contractor strongly commanded having the roof replaced first. He said that a current roof and some insulation in the attic would reduce the heat gain/loss of the home. By minimizing demands on the heating and cooling equipment, we’d be able to purchase smaller sized equipment, but smaller device costs less to buy, install and operate. Both of us took his advice, took out a loan and hired a roofing contractor, then my husband and I handled the insulation in the attic on our own. It was a horrible, time-consuming and awful task. The Heating and A/C contractor then calculated the sizing for the current oil furnace and cooling system and we were impressed by how much money we saved, and plus, we pay lower energy bills every month and love a much more comfortable home.
